Commercial real estate: Why office buildings and apartment buildings could see big declines in value
Concerns about New York Community Bancorp (NYCB) and its commercial real estate portfolio has investors re-visiting regional banks' exposure to the beleaguered sector. According to research from Apollo Global Management, Yahoo Finance's parent company, showed that small banks account for 70% of all outstanding commercial real estate loans. If there is trouble in the market, there could potentially be trouble for smaller lenders.

When developing an office building, what is the role of the property manager? In this video, Larry sweeps away the confusion and clearly defines what a property manager should and should not be doing in these kinds of projects.

Larry: Typically, we don't have property managers do leasing. They perform a very critical assist function to a leasing team. We keep leasing people separate from property management, but they work very much in partnership. For example, when a tenant is going to see space, we send out that calendar invite directly to the tenant, and the property manager's copied.
Even though it's the leasing agent's job to meet that tenant at the project, the property manager automatically knows that all the lights have to be turned on 20 minutes before the tenant arrives in the space, because a brightly lit space shows much better. All the blinds are opened, so the views are maximized.

That causes cash flow issues for the landlords of these buildings and eventually when the mortgage comes due, they may not be able to refinance the mortgage."
